Sheesh, I knew there was a reason that the PNW was tempting me ... Around here, 200K wouldn't even make a decent down payment on 6 acres!

I know this is a real good price even for this area. I have 5+ acres and I bought the land about 4 years ago for 79,000 with nothing on it. Now you can't touch bare 5 acres for less that 150,000

We have 5 acres, 2000 home, 30X40 barn, 20X30 building W/awnings (is old recording studio)..Pool, large family reck area..+ more.... It's worth min. 159,000..Still 5 acres w/nothing sold for 55,000...What can we say...

Cost of living has so much to do with it...NO cable TV, gas (have propane- 150.00 mo.), roads are plowed if we have school, power bills are higher (61.00 summer-250.00 winter mo.)..Long distance to work, to doctors, to major stores.. Lots of lakes, snow sports, farms, farms farms..
Min. wage is 8.97..Most of our kids make 12.00 an HR..Travel 100 miles a day..Bob and I have retired and try not to go to much (cost of gas)..If we have doctor app., plan ahead to get everything done in town...Deer Park is 5 miles away, has what a person needs on a daily bases..Sorry to say hospital is being closed and must go to Spokane...We have a Mc D..WOW..
Good and bad in all places..

on the west side of the state they get more an hr..I never ask what cost of living in your area..family down there..Roseburg...

$200k in Livermore might get you an empty 1/4 acre lot that's not zoned for livestock.......

For sale by owner I have someone that wants the phone # so I will get that for you guys tomarrow. I might even take a couple of pictures if I have time the mobile is way off the road and the gate is locked so no picks of that though.

Penny-your property is so beautiful and serene-and you have done such an amazing job with it-is this one similar? Any treed areas or just open pasture? is this before your place or after down the road? I never went further than you down that road-don't know how far that goes back. My boys are still on the peninsula and it looks like I will be looking over that way for land-but I would reccomend this area to anyone looking for their own lil patch of heaven-and the best neighbor ;D

Find a place that fits your need and wants...Check on job openings, also if you are retired (disabled) cost of living is a very big facture... We are both disable, VA hospital is in spokane, as my doctors are also...We could not afford to move to western Wa, Ore, or other places...Our total bills are 1200.00 (house, elect, propane, so on)..Taxes are 1800.00 a year...Fuel is 3.05 gal, food will we got a beef and the rest runs 300.00 (3 people).. Our horses are the big bill...Times we run out before the month is over...This month the kids helped... Ok, I'm from a farm family...I look at land, house can always be fixed..."Get as much land for the price"

Okay the place is before my place it is the second private drive off the gravel road. It has open pastures and a barn with lean too. It does have trees to the back of the property where the mobile is. I was trying to upload pictures but my camera is being a piece of s....t (you know what). It has a double wide on the property it is older and I have not been inside so I'm not sure what it looks like inside. As you see the gate is locked so I couldn't take pictures of the moble
