Advice needed on leasing out horses

Hi Guys,

I have three horses that I am contemplating leasing instead of selling. What kind of stipulations should I put in the contract? Any tips or bad experiences? Should it be a care lease or fee based? Have a contract to share?

I leased a horse during high school, through my riding school but I have no idea what the stipulations were at that time (20 years ago).

So NOBODY has ever leased out a horse before???

I have never leased a horse but I have a friend who's daughter does a feed lease on a horse. They are responsible for everything on this horse as if it was there own. The owner keeps in contact and they take lessons from her with this horse.
I almost leased a pony that was a feed lease and I would of been responsible for all the up keep on the horse (feet, worming, feed, teeth etc) and they were resonsible for any major medical problems. They were going to be able to check on the horse at any time.
